The plan covers a staggering 36,000 acres (approx. 32,000 hectares) and introduces 46 new sectors, bringing the total number of sectors in the authority’s jurisdiction to 98. This is not merely an extension of the previous 2031 plan; it is a fundamental shift toward an "Aerotropolis" model, where the city’s economy and layout are entirely anchored by the Noida International Airport at Jewar.
Key Structural Highlights & Zoning
- Massive Land Allocation: Of the total planning area, approximately 35% is reserved for green spaces, ensuring a sustainable urban form. Industrial zones account for 23%, while residential areas comprise roughly 20%.
- 46 New Sectors: These include critical industrial clusters (Sectors 8A through 8F), multi-use sectors (Sectors 7, 8, and 31B), and specialized hospitality zones (Sectors 23G, 23I, and 23E) to cater to the expected tourist and business influx.
- Service Master Plan: YEIDA has initiated a comprehensive survey and RFP for a "Service Master Plan" to design sewerage, drainage, and water supply systems capable of supporting the city’s infrastructure needs for the next 100 years.

- Olympic Park & Film City: Dedicated zones in Sectors 21 and 22F/23B for global-standard sports and media production.
