The change comes after internal assessments found that 30 sq m plots were too small to support a functional, livable home.
YEIDA is preparing a major upgrade to its EWS housing plan in Yamuna City, located near the upcoming Noida International Airport (Jewar). The authority is working on increasing the plot size for Economically Weaker Sections from the earlier approved 30 sq m to 40–50 sq m, with officials indicating a likely final size of 45–50 sq m.
The change comes after internal assessments found that 30 sq m plots were too small to support a functional, livable home. The new size aims to ensure better usability, improved design possibilities, and a more aesthetically uniform sector layout.
Current Status
- The proposal is under preparation within YEIDA.
- The earlier 30 sq m scheme had already been approved by the YEIDA Board but was never launched due to design constraints.
- The new, larger plots will first roll out in Sectors 17 and 20, forming the first phase.
- Over time, YEIDA plans a major scheme of around 30,000 plots, to be launched in stages.
Objective Behind the Upgrade
- Livability: A larger plot ensures residents can build a practical, comfortable house.
- Aesthetics: Increasing the plot size improves façade design & the overall city look.
- Design Flexibility: Bigger plots eliminate limitations that made the 30 sq m option impractical.
Key Provisions for Allottees
- Eligibility: Applicants must be original residents of Uttar Pradesh or Gautam Buddh Nagar.
- Construction: A 2.5-storey home will be permitted on the allotted plot.
- Payment: Installment-based payment options will be provided.
- Reservations:
- 5% each: Army personnel, ex-servicemen, widows of martyred soldiers, Divyangjan.
- 29%: Employees of industries under YEIDA.
- 5%: Institutional staff & YEIDA employees.
- 51%: General category.
Benchmark Comparison Across NCR
Most NCR authorities allot 25–30 sq m plots or flats for EWS/LIG.
- Delhi (DDA): 26–32 sq m
- Ghaziabad / Greater Noida: ~30 sq m
- Other UP authorities: 25–30 sq m
YEIDA’s decision to lift the size to 45–50 sq m is therefore far more generous than regional norms.
Conclusion
This marks a major shift in EWS housing policy in Yamuna City, aligning with the region’s rapid development around Jewar Airport. If approved and launched, it will significantly improve housing quality for EWS allottees while strengthening the planned development profile of the entire area.
